The existing Council office buildings, which are sited on 17-23 and 22-26 Clements Road, are to be demolished to make way for two new residential blocks.
The Clements Road Sites are situated in Ilford Town Centre, leading directly off the pedestrian town centre and near the existing railway station and future Crossrail station.

The Project Scope of Works includes:
- Demolition contractor’s survey and report of the structures to be demolished; the site and the surrounding area;
- Asbestos Refurbishment and Demolition surveys of both buildings;
- Temporary works & protection;
- Removal of redundant utilities and building services. All incoming mains services will be disconnected prior to demolition apart from the water supply which will be metered and used as a builder’s supply for activities such as dust suppression;
- Soft strip, including asbestos removal in accordance with HSE guidance;
- Demolish structures in accordance with BS 6187 for the proper and effective management of demolition processes and for maintaining structural stability, including the provision of temporary structural support where necessary. The standard helps identify and establish responsibilities during all phases of the demolition process; manage environmental issues and health and safety hazards; carry out risk assessments and manage safe exclusion zones;
- Break up and dig out foundations, including basements.
- Remove organic material and soil from basements and all voids; and
- Fill basements and all voids with Type 2 fill or similar and grade the whole site to follow the levels of the adjacent areas.
